Who Needs To Apply?

Every person 18+ must submit an application.

Income / Employment Requirements:

Minimum verifiable gross income of 3× rent. Applicants using Housing Vouchers (Section 8) are welcome and evaluated according to program guidelines. Military applicants may provide official PCS orders or relocation documentation as proof of income and housing eligibility. Employed applicants: last 6 weeks of paystubs. Self-employed/other income: last 3 months of bank statements; we may request last 2 years’ tax returns. New job: offer letter + prior income proof; we may request bank statements. No screenshots of paystubs.

Rental History:

We verify professional contact information for current and previous landlords.

Deposit:

Typically one month’s rent. Low credit may be considered with strong income & rental history. Voucher holders and military relocation applicants may have adjusted requirements based on program terms.

Rejection Criteria:

Applications may be rejected for reasons including (but not limited to):

1. Sex offender status
2. Ongoing or past eviction
3. Ongoing or past bankruptcy
4. Eviction for affecting person, place, or property

Hold Period:

We can hold the property up to 10 days after approval for qualified applicants.

Breed restrictions

Some breeds are restricted by insurance (unless service animals). Examples: Akita, Alaskan Malamute, German Shepherd, American Bull Terrier, American Staffordshire Terrier, Chow Chow, Doberman Pinscher, Mastiffs, Belgian Malinois, Pit Bulls, Presa Canario, Rottweiler, Staffordshire Bull Terrier, any wolf hybrid, or mixes of these breeds. This list is not exhaustive and may change.

Fees & Rent

Non-refundable: $250 for the first pet, $150 for each additional pet.

Pet rent: $25/month per pet.
