Who needs to apply?
Every person who is 18 years or older needs to fill out an application.
Income/Employment Requirements:
Applicants must have a verifiable source of income in a gross amount of no less than three (3) times the rent amount. We require verification of income for all applicants
For employed applicants, we do ask for paystubs covering the 6 most recent worked weeks.
For self-employed applicants or applicants who receive non-employment income, bank statements covering the 3 most recent months are required. We may also ask for the tax return for the last 2 years.
For applicants starting a new job, they may provide an offer letter, but earning statements for prior employment are also required. We may also ask for bank statements.
Paystub screenshots are NOT accepted, and we do ask for complete copies of paystubs showing the applicant’s name, employer name, and payment date.
Rental History:
Rental history will be verified for all applicants. Professional contact information of current and previous landlords is required.
Deposit:
The deposit is one month’s rent with good application. Low credit is considered with good income and a good rental history; an extra deposit might be required
Rejection Criteria:
Our communities do NOT accept applicant who is:
- Sex offender
- Has an ongoing or past eviction
- Has housing voucher (section 8)
- Has an ongoing or past bankruptcy
- Has been evicted for affecting person, place, or property
Hold Period:
We can hold this property for up to 10 days, from the date when the rental application got approved, for the right candidate.
