New Braunfels sits almost exactly between San Antonio and Austin on I-35, which means renters here aren’t choosing between the two metros — they’re commuting distance from both. Add in the Comal and Guadalupe rivers, a walkable historic downtown, and rent levels that haven’t caught up to Austin or the closer-in parts of San Antonio, and it’s easy to see why the city has become a landing spot for renters who want small-town feel without giving up big-city job access.

Neighborhood Overview: River District vs. Outlying Areas

Near the river district (downtown/Gruene area): Walkable, closer to shopping and the Guadalupe/Comal river tubing scene, older housing stock with more character. Expect a livelier, more tourist-trafficked feel, especially in summer.

New Braunfels is split between two districts depending on address: Comal ISD covers most of the city and a large stretch of the surrounding county, while New Braunfels ISD covers the core of the city itself.
